Rent Smart Wales (RSW)

All landlords in Wales must be registered with Rent Smart Wales. The RSW website enables anyone to check if the owner is registered.

The person managing a tenancy, either the owner or the agent must be licensed by RSW and comply with the Code of Practice. You can check if someone is licensed, and see the Code of Practice, on the RSW website.

Energy Performance Certificates (EPC)

Most privately rented properties in Wales are required to have an EPC and meet minimum energy efficiency standards.

Landlords must provide a tenant or prospective tenant with a copy a valid EPC.

Properties with an F or G EPC rating

Unless a property has been exempted, a landlord is breaking the law if creates a new tenancy for a property which has an F or G rating. He could be fined.

You can check whether your landlord has exempted your property by searching the public register.

Houses of Multiple Occupancy (HMOs)

All properties with more than one household are HMOs. Conwy has more HMOs than any other County in Wales. The law says that some types of HMOs should be licensed. The licensing process ensures the property and the landlord meet minimum standards.

In Colwyn Bay, Llandudno and Pensarn. Conwy requires additional types of HMO to be licensed.
