Part of the Snowdonia National Park falls within the County Borough of Conwy. Should a property/land fall within that area, the Local Land Charges Unit would gather the relevant planning information from the National Park Authority.
The search is a series of standard questions designed to give any potential buyer as much information as possible about the property. This is to ensure that he/she is aware of any local matters affecting the property they are buying so that there are no hidden surprises.
A search request is usually submitted in two parts: Form LLC1 and Form CON29. These forms are available from legal stationers or The Law Society.
Form LLC1, Application for an Official Search of the Register. The reply to such an application will for example reveal if the property is in a conservation area or may be a listed building, or if any trees on the property are protected by a tree preservation order etc.
Replies to the standard CON 29 form include information such as Local Plans for the area, building regulations, planning decisions affecting the property, traffic schemes, road agreements, whether roads abutting the property are maintained at the public expense or are private roads. Replies may also reveal if the property is affected by contaminated land. Further "Optional" Enquiries of the Local Authority can be made by submitting a CON29 (O) form. This form has a further 19 optional questions that can be requested, including Noise Abatement, Food Safety Notices. Questions 4 to 21 cost £12.00 each and the Common Land Question 22 costs £16.80 inclusive of VAT.
